Fri, 09 Jul 2021 - 09min - 318 - EP #101 How do I sell to my buyers follow these 4 steps
Quick one, what do you typically tell your sellers in order to buy wholesale from them? When it comes to buying wholesale from your buyers, there is the dumb way to do it and the smart way to do it. So what is the 4 step process you can follow. First, you need to know what not to do. Don’t just show up (I mean, of course, you do have to show up but you have to show up smartly). So, how can you show up smartly? What are the steps to follow in order to sell to your buyers. Of course, all the stages are important but this first one goes a long way in determining if you’ll get the deal.
- You have to set the stage. How do you set the stage with the seller and your buyer?
- Ask the seller if the tenant know they’re selling.
- Get someone on your side there - if you leave far, you’d need to get someone on your side there even after you’ve done a virtual showing.
- Limit communication with tenant and buyer. Why should you do this even if the ‘situation’ for the deal is good?
Listen to the episode to get the bonus tip on how to limit competition from other buyers.

In this episode, we will focus on prospect commitment and transition questions. Transition questions are those questions asked by the sellers that can influence their decision. Is there

It’s also important to let them know that a no is as fine as a yes. Comment below some transition questions you’ve used to get an offer? Always remember that if you ask a transition question and they ask ‘what’s the number?’ It means you haven’t completed some of the important steps on the checklist. In this episode, Raul shares two tips on how he negotiated with sellers. What would you do if your potential seller wants to close their deal faster?
Time and money are the major factors that influence your seller’s decision. So, Can you get them to sign? How can you make an offer that works for both of you? Simply put, they want their money “sooner”. How does Raul close a deal with customers who are working according to “faster time, more money” concept? No, you don’t
have to convince them to go lower in order to close the deal. It’s all about perception

In today’s episode, Raul talks about the importance of getting a yes or a no before you send your creative offer. What do you do if your offer is less than what the seller put up? Of course not, that doesn’t mean you can’t close the deal. When would you offer a seller finance? Def not before you get the yes or no. Why? What’s the most you can offer a seller? It’s always important to not go over what you’re offering just cause the seller needs to pay up the bank or you feel you need to close the deal. Occasionally, maybe you can. No, we’re not talking about losing the deal but other ways to close the deal with both parties winning. You can create a buffer. Do you want to know when and why you should give a creative offer? Fri, 30 Apr 2021 - 05min - 308 - EP #91 Tips on financing a deal
What are your objectives with seller finance? In this episode, Raul talks about his two objectives with seller finance. Long term and low down payment. The longer you can get the loan for and the lower down payment you can get, the better it is. What are you, as the investor, supposed to do to make it work? As an investor, your goal is to make it work for you. Why? If it works for you, then it’ll work for the seller. So after the initial agreement, do you send options to them or ‘coerce’ to take a better one?
Of course, you’ve got the options but you need to be able to sell these objectives good enough to close the sale. Give options because when you gave people options, they choose.

Fri, 15 Jan 2021 - 04min - 293 - EP #76 Large Team? Small Team? 15 years of Investing tips with Flip Empire's Alex Pardo
Alex Pardo is a family guy, entrepreneur, real estate investor, coach, adventurer, sports enthusiast, and love helping people. He is the founder of FlipEmpire.com and its parent company, Creative RE-Solutions, LLC, and have flipped well over 300 properties.
He graduated from college in 2002 with a Finance and M.I.S. degree, and went to work for General Electric's Financial Management Program (in their Consumer Finance division). At the time, he had aspirations of becoming a CEO of a Fortune 500 company, but sometime during his third month on the job, after working an average of 75 hours a week, he quickly realized that he wasn't going to create the lifestyle he envisioned working for someone else. He completed my two-year commitment to the company, and fired his bosses in January 2005. A few months later, he went backpacking around Europe & Africa with a few buddies, and while partying in Ibiza, Spain, he received a call from a friend who invited him to a "Marketing for Deals" boot camp that coming month. That was his "fork in the road". He had financed my 3-month trip on my credit card, was in debt, and had no income. The cost of the event was $997, and after a few minutes of internal debate, he bought the ticket, and booked his flight. He had committed to start a real estate business, and was going to make it happen one-way or the other. Less than two months after that boot camp, he closed my first deal and made $44,000 (which almost replaced his income with GE)!
Key Takeaways:
‘Don’t make big business decisions based on what you see others do’.
Alex shares a bit about how he got started in a ‘wholesaling’ business at age 12. How did he learn about real estate and did he get his first deal? In college, Alex realized that he wanted to be a CEO and run his own business. He began to self educate about real estate by reading books, watching materials and using other important tools to learn more about running a real estate business. What are some self practical things Alex has taken from the self development journey to become a real estate investor? Alex talks about the importance of figuring out things and people that work for you and with you. Keeping habits that fit not just his schedule but also empowers him and his choices. Why does Alex think it’s important to invest in reasonable business relationships? Alex says that understanding the difference between people who are “how can I help” v “what can I receive” will go a long way in cultivating healthy business and personal relationships.
What’s going on in Alex’s business world? He has been wholesaling for the past 15yrs but it wasn’t until 2011 that he began to share tasks with other people that could help. When Alex began to include people on his team, he had about 8 people but after a while, he began to rethink the necessity of 8 teams members and that was when he made the cut to 4. What does Alex think about Small team v big team in wholesaling? Every business and its owner have a model and every decision taken has to fit that model. So you have to ask, What do I want for my business and why? Whether you opt for a big team or a small team, make sure you hire the right people for the right roles because hiring the wrong people is worse than not hiring anyone at all. A big teams doesn’t mean more money and neither does a small team mean less money.
Why did Alex start a mastermind? Alex believes that it is a vehicle and tool that helps him do what he’s most passionate about. Nothing beats working with the right people and helping them achieve their goals. Also, being part of a community that values you is very important. How does Alex view value? Alex advices that if you are investing in yourself and you’re paying to be in a room, make sure you’re not with people who are not willing to pay to be in that room. What’s Alex’s next big thing after Corona? What will Alex do if he had to start from the beginning with just $500.

Fri, 18 Dec 2020 - 05min - 289 - EP #72 $700k in Wholesale Fees from Kitchen Table in Tampa Fl with Brett Buras
Brett Buras is a real estate investor who leverages his marketing expertise to create off-market, discounted real estate opportunities for his company and other real estate investors resulting in nearly 100 real estate transactions - buy and hold, buy and flip and wholesaling. Brett is also the owner and founder of Buras Property Investments, Montgomery Holdings and Superior Real Estate Solutions.Key takeaways:
‘You have to be really careful with the trends sway in this biz. There’s always a new wave - cold calling, texting, emails - but you have to pick something that’s good for your business and your personality, and stick with it.’ Brett quit to college to make his innovative idea for New Orleans a reality. Just like nearly every other investor, he made some money and lost some but, he still remained dedicated. How did Brett get started in wholesaling? After the crash, he left real estate -where he was focused mainly on rentals- to sales and marketing. He spent 8yrs in marketing and before he got introduced to wholesaling. What helped Brett take that leap after the crash? How did Brett begin his journey as a wholesaler? He started studying about wholesaling from books and it took a while, about 3 months, before he got his first deal. What does his business look like right now? He and his wife manages the business, virtually. How has Brett and his wife continued to create a synergy that lets them separate work and family but, still crush both of them? Brett talks about the importance of considering and respecting each other’s perspective. What are some of the mistakes Brett has made on his journey as a wholesaler? He didn’t give people room to grow because of the kind of expectations he had from them. Brett asserts that although it might be scary having people who are not as perfect as you want working on a high transactional business, committing to their growth goes a long way in ensuring your own business growth. How does Brett seal the deal with his potential sellers? Brett talks about mindset and how important it is to know you have no control over a seller only an influence. Why do you need a mentor? Having a lot of energy without a mentor is almost as good as useless. You need someone who will teach you to channel that energy to close your deals. However, you’ve got to remember that good things take time and posed with the current situation, you shouldn’t let the after effects of the pandemic coerce you to quit.

What kind of financial mindset did Kent adopt during this crisis? Why do Kent and Raul think COVID has been the best time for any investor to show up? What should you think of when starting your own real estate business? Kent advises that you should prepare to get hit and fall when you get started. However, you shouldn’t forget, it’s your decision after that sets the path of your business - failure or success. What lessons have Kent learnt that have helped keep his real estate business going? Why is there no nobility in letting your real estate business go broke slowly? What is the single business mistake you can make, right now, that will starve your deals and your financial output? What mistake did people make in the 2008 crash that sent them all down and how you can avoid doing that in your business? You must not time the market or else you’re putting a timer on your business to fail. What is the best kind of approach for your real estate business right now? Apart from other smart techniques, Kent uses reverse wholesale to scale his business. What is reverse wholesaling? How should you implement reverse wholesaling in your business? How is reverse wholesaling different from the task of a realtor? Remember, you’re a creator, not just a finder, and that allows you to choose how you want your business to be grow.

In this episode, Raul shares tips on how to make profit from that business you have successfully started.
Key takeaways:
Sometimes, it’s not about starting that business, it’s about how to run that business passionately and make it profitable (for both you and the business). In this episode, you’ll learn how to make more money by utilizing licensed real estate agents in your business. Why is having the necessary or right individuals in your real estate not enough to keep your finances positive? How can you make your business profitable while letting go of some of the “supposed” right individuals and tools? You should effectively review your business expenses, so you are not doing something or keep someone that does not give you profit. How can a different wholesale system change the trajectory of your real estate profit? What is the one shift Raul made in his business that made it capitalizable? He began with by going virtual with his team and he hired real estate agents to make profit from bringing profit. Fri, 06 Nov 2020 - 07min - 283 - EP #66 How Brian Manley got Fired and Profited on his first Fix and Flip
Brian Manley is a real estate investor who has been actively involved in the real estate world for more than 5 years. He continues to focus on the digital part of real estate while closing deals and helping others close their deals too!
Key takeaways:
Brian transitioned from a job with the a call centre to pharmaceutical sale. With that transition, he got a little bit of freedom and began to think maybe he didn’t have to 9-5pm. So how did Brian get started in real estate? He was hired to build a new territory but, they found someone who had more experience and was going to take less money than what he and his pals were asking. So, he got fired. However, when things change, you either adapt or you fail and, Brian adapted. That was when he began to think real estate. How did Brian get started in real estate? He dabbled with rentals and then, fix and flips. He and his partner’s first flip cost 405k and they had no experience. However, even though they didn’t lose immediately they lost about 40k because of the “agent” they got the first one from. One of the important things is that although he started as an inexperienced investor, lost a lot of money, he kept on going to the next play and learning from all his mistakes. What does Brian business look like now? With a virtual team consisting of a CFO, acquisitions managers, an agent and four VA’s, Brian and his team continue to manage and close deals in locations near and far away. Why did Brian go completely virtual? He decided to go virtual when he got a call for a deal although he was so far away, he made sure to not lose that deal because of location. You need to also understand and appreciate the importance of masterminds. How did Brian get started with PPC for his real estate business? Brian states that as a startup, if you don’t have the money to do ads, just don’t do it. It’s all about being completely dedicated to what you do and being able to financially invest what you can in what you do. What are some things Brian says you need to invest your money for your real estate business? You need to invest in things like website, a unique website and PPC and CPC if you can. What is Brian’s take on social platforms like Facebook? It’s pretty cheap and sometimes, anything that’s cheap the more you’ve got to decipher the ads by pushing through. What does Brian say about cash flow? With a hundred million dollars, what does Brian think? He gives some really good insight on what you can do to improve your business with or without a hundred million dollars! Should you drive for dollars? What is Brian’s advice to real estate investors on closing their first deal? Don’t get hung up on trying to convince someone to seek their house. Find someone that has a problem and wants you to fix it! Don’t forget, you need to create that freedom for yourself so you can focus on stuff with higher ROI.

Fri, 30 Oct 2020 - 1h 03min - 282 - EP #65 7 Deadly Sins for Real Estate Investing
It’s yet another solo episode where Raul shares important tips to success in real estate. In this episode, Raul talks about the 7 deadly signs you ought to avoid in your wholesale business.
Key Takeaway:
The seven deadly sins in wholesaling may be conventional or even different for you, as a wholesaler, but it’ll definitely set your wholesale business on the best path. What are the rewards, of avoiding the sins, to your business? Why must you have a licensed real estate agent on your team to convert retail leads? It’s important to remember that you can’t do everything so, don’t try to hurt yourself or your business. Ensure you track your cost per deal and cost per leads to avoid losing money attached to a foreseeable risk. Yes, it’s important to do those! What does the fifth sin state about your business? If you don’t avoid the fifth sin, you’ll definitely fold your business. Why must you have a dialing system? Every business needs a good dialing system that will aid in adequate follow ups and profitable growth. Why is the unorthodox sin almost more important than the fifth sin? Finally, never forget to get an assistant, they literally hold your business together and ensure active and passive growth.

Fri, 23 Oct 2020 - 04min - 281 - EP #64 How Wholesaling has allowed JR Piper to Travel for up to 3 months at a time
Jared Ryan Piper is a Real Estate Investor in Phoenix, AZ. Jared is a wholesaler, selling off-market properties to other real estate investors at below market value. He also fix and flips properties and owns a rental portfolio in the Phoenix area. He also holds an active real estate license in the state of Arizona.
Key takeaways:
How does someone who invests in wholesaling, fix and flips and rentals go on vacation for up to three months at a time? JR is not just a realtor but a lowkey, strategic realtor. He makes a calculated approach to things in order to ensure he creates value wherever he goes. From battling drug addiction to sleeping in his car, how did JR build his successful empire? JR shares the importance of being committed to the process and staying focused on his goals. What exactly makes relationship matter more than location in the real estate world? How was JR able to build a multi-million dollar real estate portfolio from just watching someone else do it? Building relationships and staying connected with other like-minded investors matter a lot because you do not know where that next lead or JV partner will come from. The uncertainty in real estate is just like jumping off a cliff but you’ve got to trust that the parachute will open so, don’t be too conservative or else, you’ll lose lots of money. How was JR able to buy his first rental, with his last cash, for $20k and still remain richer than he had ever been? A good investment will always be of great value. Why is it disrespectful to go back or re-trade a deal? JR never re-trades a deal no matter how compelling the extra cash is. It is not only disrespectful to the buyer but also to your business and you end losing more than just the cash. It’s not always easy to get to where you want to be but it is doable, so don’t give up!

Fri, 09 Oct 2020 - 06min - 279 - EP #62 From $2k in Bank Account to over $200k per month Wholesaling Virtually with Brandyn Schwalm
Brandyn Schwalm is a real estate entrepreneur who after doing 50 rehabs in 2017, all virtual, got completely worn out from flipping and focuses primarily on wholesaling.
Key takeaways:
The first thing to know about every business, especially real estate, is success doesn’t come overnight. Since he was 18, Brandyn adopted the entrepreneur mindset. How did Brandyn transition to real estate from network marketing? How was Brandyn able to fund his business, when he got started, with a little over $1,000? How was Brandyn able to keep his business moving during this covid period? Business is not just about the person that formed it, but also the members that give it their value. What was one of Brandyn’s biggest challenges, in wholesaling, when he got started? Although it may seem like an “unimportant” factor, paying yourself is a very delicate subject in the real estate. Brandyn got obsessed with making, at least, $20k-$30k per month. How was he able hurdle that challenge? What strategy does Brandyn use to close deals? You should learn how to buy homes that are subject to existing mortgage. How did Brandyn go from $800 in his bank account to $15k? Paying attention to calculated risks and confidently taking those calculated risk will definitely aid in increasing your earnings. How is Brandyn dealing with employees during the covid period? Hiring based on demand is a very important, but ignored area in wholesaling. You don’t need 50 people before you start making profit. What does Brandyn’s journey to 9 figures look like right now? What is the smartest way to buy rentals without much money? If you are looking to get a deal with only a couple hundred dollars available, then you should listen to how Brandyn does it! Remember, in real estate, it is very important to be around people who have similar goals as you, because that influences you to get going.
