Welcome to the latest edition of 2 Sense on the Australian Property Podcast, where we break down the biggest news headlines of the week and tell you what this really means for you. Mortgage Broker Chris Bates and Buyer's Agent Pete Wargent discuss the housing shortage forcing people to turn to granny flats, property investors driving a mortgage rebound, and why 1/3 of builders are losing money. Story 1: Desperate Aussies turn to granny flats CoreLogic economist Eliza Owen notes the following reasons why the rental market is still so high: (1) a shortfall of rental listings at a time when people are once again migrating to Australia in big numbers, (2) a growing desire among people post-pandemic to live in bigger homes with fewer people and (3) shortfall in investors building new properties for renters as interest rates have risen. Not such good news for renters in the short term as there's going to be some pain as we continue to see strong flows of net overseas migration. What's next? Story 2: Property investors drive mortgage rebound According to the Australian Bureau of Statistics (ABS), overall mortgage commitments rose by 2.2% in August, with owner-occupier commitments rising by 2.6% and investor mortgage commitments rising by 1.6%. The rebound in overall mortgage growth is being driven by investors, with the value of investor commitments almost back at the 2015 peak. While a higher than usual share of investors are selling, there are also more investors purchasing The situation facing property investors should also improve over the coming year given the rental market is experiencing record tightness, population growth is booming, prices are rising, and reduced construction levels. What's next? Story 3: A third of large builders are losing money Despite talk of greedy developers, many are going bust, and a third of larger developers are burning negative cashflow according to the FSR released by the Reserve Bank of Australia. Materials cost inflation slowed to 0.2% in the September quarter (Coredell), but wages are still under pressure due to skills shortages across the construction sector because of thin margins, leverage, rising interest rates, and soaring costs. It is expected to have more insolvencies, undersupply, unit rents to rise, and units to outperform for the next year or two in the capital cities. The business cycle has been unusual, stimulus could have papered over the cracks Big surge in small business failures, rising unemployment, and a fall in employment, particularly in the retail segment What does it mean for property? Distressed sales are still low for now. The unemployment rate is still 3.7% Story 2: Office towers to take a major hit (according to a recent Morgan Stanley report) ABS value of dwelling stock rose $325bn in the June quarter to over $10 trillion, driven mainly by increases in the mean dwelling price in NSW (+$32k) and QLD (+$26k) However, Morgan Stanley reports office tower valuations could fall another 10-15% Why is this happening? Working from home phenomenon has persisted, at least for 3 days per week What does it mean? This could be interesting news for REITs and super funds What does it mean for property? Commercial office prices to fall Story 3: Record low rental vacancies Record high population growth, and record low rental vacancy rates. International arrivals in January hit 1.7m, the highest since January 2020 Why is this happening? Temp visas are at a record high of 2.55m, including a record 650,000 international students, with population growth at 2.4%. What does it mean? Despite this, the rental market seems to be a bit steadier and less panicked What does it mean for property? Ongoing rental shortages and pressures to continue for the next 2-3 years? This week Buyer’s Agent, Pete Wargent and Mortgage Broker, Chris Bates shrinking lot sizes, price surges, mortgage resets & new proposed policies, Story 1 – Lots shrink and prices surge Land prices up significantly over the past decade, according to the HIA Particularly large increases in Sydney and Hobart with the lowest in Perth Lot prices have also shrunk. Price per square meter is up 200% in Sydney How are smaller blocks affecting the housing market? What are the drivers? Population growth, slow land release, or both? What does it mean for housing going forward? Story 2 – Mortgage cliff a mirage Fixed-rate mortgages will reset from 2% to 6% for many borrowers, meaning a total of $350bn of loans in total to reset (out of $2tn mortgage debt in Aus) What does it mean? Will we see a reduction in consumption, and some will go into arrears to be forced to sell? Are we halfway through the cliff now? Arrears have increased a bit (CBA results, Bendigo Banks, etc), but not too much so far How long to go? The rest of 2023, but looks promising to date, so will the market drop as a result? Story 3 – New housing supply target The government has increased the target to 1.2m homes over 5 years to 2029, and a renewed focus on renter rights Prime Minister has backed away from the rent freeze (reduction in supply) Why is it proposed? Undersupply is looming, and record population growth Will it happen? We have never built over 225k in a year before, so 240k a year for 5 years is a huge ask. What about the quality? Defects, leaks, structural issues? There will be increased pressure on materials prices and we don’t have enough skilled labour. What does it mean for property?
