Today, we're diving into a topic that's not often talked about but is crucial in the world of real estate investing: capital calls. I've been through enough deals to know a thing or two about this, and let me tell you, it's not as straightforward as it might seem.
When I first started, I was all about the passive side of investing, raising money for other people's deals. However, I quickly learned that understanding the nitty-gritty details of capital calls is essential for success. You see, a capital call is when a deal needs more money to survive, and if it doesn't get that money, things can go south pretty quickly.
One big mistake I made early on was not paying enough attention to the terms of capital calls in the operating agreements. I used to push back against penalties or punitive measures for non-contribution, thinking I was doing right by the investors. But as time went on and the market changed, I realized that having structured deals that can handle unexpected challenges is key.
Going through a capital call is tough, especially for us capital raisers. It's not just about the money; it's also about your reputation and the stress of potentially losing a deal. That's why I believe in having clear, pre-written documentation that outlines what happens during a capital call, including creating a new class of shares with better terms for those who contribute.
I know this might not be the most exciting topic, but it's crucial for anyone involved in real estate investing. By understanding how to navigate capital calls, we can protect our investments and ensure long-term success. So, if you're ready to dive into the world of capital calls, let's get started!

Today, I'm spilling the beans on how I've leveled up my Instagram game without losing my mind running a business.
Ever wondered how I churn out those videos while juggling everything else? Well, buckle up, 'cause I'm about to spill the tea.
Instead of wasting time every day setting up cameras, I streamlined the process into a tight four-hour window. First, I brainstormed topics for an hour and then blocked out three hours for filming.
I jazzed things up by changing outfits, making it look like I filmed on different days. During that session, I knocked out 33 videos, each with a killer hook in the first few seconds - positive and negative vibes included.
Then, I handed off the footage to my team to work their magic, resulting in a whopping 66 videos!
Now, if I post just one video a day, I'm set for two whole months. And guess what? It's paid off big time, with more engagement and calls booked than ever before.

Every time I drop a nugget of business advice, this guy doesn't just think about it. He does it. Website changes, specific emails, coaching programs – you name it, he's on it before I finish my coffee.
He's a maven of momentum, and I'm banking on that for the success of his startup. In the startup game, especially in the early days, taking action is like 99% of the battle until you hit that sweet $1 million revenue mark.
I'm putting my money where my mouth is because I'm dead certain he'll keep up the hustle, intensity, and urgency that'll propel him to success.

Inflation has hit 9.1%, and the Fed has raised rates by 110x from .05% in May 2020 to 5.5% in December 2023.
Anyone who purchased assets at peak pricing with floating-rate debt may get squeezed by this.

Embracing your emotions will help you realize that you do have control over your experiences and can navigate the challenges.
