Today, I am doing a deep dive with Stuart Wemyss of Prosolution Private Clients on how the last 20 years of property price growth from 2003 to 2023 has compared to the previous 20 years from 1983 to 2003 in our main capital cities and what has contributed and detracted from growth over each of these 20 year periods.
With the last 20 years being down for growth, we look ahead to whether this will likely be corrected in the coming 20 years and how we could look to adjust our strategy to increase our investments performance in the years ahead.

Today, I'm going into the buying and negotiation strategies to compete in our red-hot market. And the reason I thought I'd cover this is that every month we're hearing from investors who are coming to use us for our buyer's agency service because they're fed up and frustrated with how difficult it is to compete in this market.
It's very typical when you go out to inspections to have 20 to 30 buyers that you're up against. And as a selling agent, I also see that buyers very rarely ask the right questions or really know much about the buying process at all.
I'm certainly not going to volunteer it when I'm selling a property. And on the buying side, we know all the right things to ask to be winning the property and securing it when there's a lot of other buyers that we're up against.

I've got Jewayne Loong from Investors Edge Real Estate, my colleague who I work with on the show today, to chat about the proposed changes to the Residential Tenancies Act that have just been announced and what they are likely to mean for investors and tenants.
There is a real arm wrestle going on for fair pricing and greater flexibility for tenants.
Although we are not yet sure on when exactly the changes will come into effect, knowing what they are should help you make some better decisions in the meantime.

Today I'm going into some of the questions that are getting asked in our Perth Property Investment Facebook Group and it's going to be interesting!
You may not be in the same specific situation, however, what I think is valuable is for you to see my thinking, my strategy, and how I approach decisions. There's potentially a lot to be gained by adapting this process to your situation. That's why I'm sharing and that's why these episodes have been so popular in the past.
I have some juicy questions today!
"Should we buy in a certain area we're looking at?"
"Can you purchase a property anonymously without the person selling it knowing who you are?"
Also, looking at some sequencing when you're trying to upgrade your home and "Do you keep your property as an investment?" And some advice as to how I look at that situation when to sell, when to buy, and should you hold.
Then we look at Joondalup as a suburb. Whether it's worth buying an apartment or not.
Going into some of the comparisons between units and houses and how they performed in the past.
We're going into some of the options that a lot of investors weigh up. Buying a newer home or an established property, and the pros and cons of each. Then I'm going over paying off your mortgage VS. investing and paying off a mortgage later.
And finally, I'm covering my thoughts on NRAS properties. And it should be something that you consider when you're looking at investment options.

Today, I'm going into the best and worst price performers of 2022… It's going to be a really exciting episode because not only do I love getting into the data; I love trying to make it usable and understandable for you.
I think when we go deeper, you're really going to see what sort of growth has occurred and where this year. It's also going to open your eyes as to why at the top-level, the Perth median house price can be very deceiving, especially if you're an East Coast investor and you don't know what's happening on the ground here.
I'm also covering what sort of rental yields are on offer across the Perth market and where to go if you are chasing a strong rental yield for cash flow.
I'm going to give you my advice around how to use median price data where it can be distorted and how I fold it into my Trifecta Criteria to select an individual property, so lots to cover—going to be a very interesting episode.
